Stamp Duty Calculation: Step by Step
Step 1: Determine the taxable value Stamp duty is levied on the higher of: (a) the actual sale price, or (b) the government's "Ready Reckoner" / "Guidance Value" / "Circle Rate" for the area.
If you buy a property for ₹50 lakh but the circle rate is ₹60 lakh — stamp duty is calculated on ₹60 lakh.
Step 2: Apply the stamp duty rate Stamp Duty = Taxable Value × Applicable Rate
Step 3: Calculate registration fee Registration = Taxable Value × Registration Rate (or fixed cap where applicable)
Example — ₹80 lakh flat in Bengaluru purchased by a man:

Ready Reckoner / Circle Rate: What It Means
The government sets a minimum value (called Ready Reckoner in Maharashtra, Circle Rate in Delhi/UP, Guidance Value in Karnataka, Basic Value in TN) for different localities. This prevents under-reporting of property prices to evade stamp duty.

Income tax implication: If you buy property for less than the stamp duty value (circle rate), Section 56(2)(x) applies — the difference is taxable as "income from other sources" for the buyer.
